{UAH} My tenant demanded that I lower her rent or else she will stop paying rent. What should I do?
I had a tenant like this once. Wanting rent lowered because they "decided" they "accidentally" went over budget on what they could afford to pay. They quickly transformed my house to gross disarray & outright blight, to the point neighbors were calling me to complain about their squalor.
After a few months of their shenanigans I served the tenant a notice for repairs needed for the house. The 'repairs' consisted of gutting some perfectly fine electric work and 'discovering' dangerous levels of mold that would condemn the property and make it uninhabitable.
I sent them an "inspector report" and a letter of "sincere regret" and offered to relocate them at my cost, by billing me for the deposit and first month rent at a new home.
Instead of questioning my "generosity", they found a place within a week and moved out, leaving my home with unspeakable filth, and sent me their reimbursement request of $3250 USD. I sent them a detailed listing of the damage they had done and the amount they owed me, and after retaining their original damage deposit and reviewing my agreement to reimburse the fools for the relocation home, I included my reimbursement amount to them, payable by US Money Order, for $1. ONE DOLLAR.
I put a fresh coat of lipstick on my rental and had a new tenant move in three weeks later. This was three years ago. Best tenants I've ever had.
As for the problem tenants, they threatened to 'take me to court' with about a hundred texts and phone calls. Not once have I been served a lawsuit by someone after knowing it was coming. People who threaten lawsuits don't file lawsuits.
