Landlord and Tenant bill

According to this bill, a tenancy agreement is signed for rentals of 500k and above. Majority of rentals have tenants who pay below 500k. If there is no rental agreement, what happens if the tenants misuse the properties or damage them? I think even if a room is 70k or 1M, a tenancy agreement has to be in place to protect both sides.

Is securing a court order free of charge? Who pays for the costs incurred? The 6 months notice will the tenant be rent free or will pay? I think this law is very unfair to landlords

As a landlord, the first day the tenant signs the tenancy agreement is the first day i will serve him/her the 6months eviction notice. And rent is paid 6 months in advance. Should the 6months expire before paying for the subsequent 6 months, you are out of my house.

They better build more jails. The taxes are high,in six months when one is not paying is it off the property taxes councils and URA charges. landlords acquire loans from financial institutions in order to put up these rents from which they need to collect rental income and finance the obligations. So as a tenant you need to do the needful rather than bring up stories forgetting that the Landlord's property is at stake. the law doesn't protect the person who made an investment, bought land built rentals
