{UAH} Things To Consider Before Buying Land

Before acquiring a piece is land, one should first consider why the need it. Is it for commercial or residential purpose? This will set a ground for you to choose the right place to buy your piece of land.

As you brainstorm the answers to the above question, here are some of the major factors to consider when buying land:

1. Location – This is crucial when it comes to land investment. Ensure that the land you are purchasing is near infrastructural developments such as roads and shares proximity to social amenities such as schools, water, electricity, hospitals etc.

2. Pricing – Compare prices of land in the area of your interest because you may find different property companies offering land in the same area but with different prices. A comparison will help you avoid purchasing an overpriced property whereas, you can get a more strategic property at a much lower price.

3. Background research of the property selling company – Engage a real estate company that has a solid portfolio of the projects they have done and the title deeds delivered. Testimonials and reviews from other investors who have an experience with the investment company will give you first-hand information on what to expect in your investment journey.

4. Examine the property in person or with the help of a trusted person – Always physically visit any land for sale to experience first-hand on ground information. This is possible during property site visits.

5. Identify the land owners through a Title Deed Search – Conduct a title deed search to establish the true landowners and whether they have all the necessary rights to transfer ownership to you.

6. Engage a Lawyer and ensure you sign the legal documents – It is important to have a lawyer when you are signing land transfer documents. He/ She helps you understand the various terms and conditions in the documents and their legality.

7. Have an understanding of Laws and Regulations – National and county rules regulate various constructions in an area. Seek to understand how they affect the area you are interested in purchasing land.
