Did you know that a tenant is allowed to make repairs on the house that are urgent?

A repair is urgent if it is;

burst water services;

blocked or broken toilet systems;

serious roof leaks;

gas leaks;

dangerous electrical faults;

flooding or serious flood damage;

serious storm or fire damage;

Failure or breakdown of any essential service or appliance that the landlord provides, such as a water heater, ovens, cookers, etc.

Broken or poor fitting Wardrobes, kitchen shelves, etc

a serious fault in a lift or staircase; or

Any fault or damage in the building that makes it unsafe or insecure.

If you have repaired any of these, immediately inform your landlord in writing and attach a copy of the receipt so that they refund the money or deduct it from the next month's rent.
