{UAH} ALWAYS TRY TO VISIT THE LAND IN QUESTION BEFORE PURCHASING

DO NOT BE NEGLIGENT, ALWAYS TRY TO VISIT THE LAND IN QUESTION BEFORE PURCHASING:

While appearing before the Land Commission yesterday, the Lands Minister, Hon. Betty Amongin said she had got ownership of houses in Kampala, including Kololo without even visiting the houses in question. In one case, she said she spent about shs. 200 million on a house she never even visited.

To you who is reading this, please do not be like the Minister of Lands. You see, there is alot of land fraud taking place in Uganda, in many cases, people take advantage of loop holes in the law to commit fraud, but this does not prevent you from taking precaution and trying to protect yourself, which includes visiting the land in question.

LAND PURCHASE TIPS

Here are some other things you should consider doing before purchasing land:

 1. Start by finding out what the nature of the land ownership is i.e what type of land is it e.g Mailo, Freehold, Leasehold, Customary etc.

2. If the land has a title, get details of the land and proceed to the Lands office to carry out a search. This will help in finding out who the true owner is, and if there are any encumbrances e.g Mortgage placed upon the land.

3. It is advisable for the purchaser to physically visit the land to see if there are any occupants on it. This is also important to verify certain things e.g is the land in a wetland etc.

4. Talk to people in that area e.g neighbors, Local council officials etc about ownership of the land, and also find out if there are any conflicts on the said land.

5. Find out if the person selling the land is married or has a family. If he/ she does, then make sure you obtain what is known as "Spousal consent" or "Family consent" i.e permission from the spouse and/ or family to sell off the land.

6. Also, if the land is in an urban area, then please try and find out if it's Expropriated Property. This forms land that belonged to Asians before the Asian expulsion by former President Idi Amin. This is common in Kampala, Jinja, Mbale, Kabale and many other urban areas.
